What an ensuite renovation involves
An ensuite renovation is the whole room, back to the frame: the old room out, the water feeds and electrical reset, certified waterproofing, then tiling, the fit off and the final clean. One builder runs the lot.
It suits you if the ensuite’s original and tired, if you’re renovating the main bathroom and want both done together, or if the room has never quite worked and you want the layout sorted out properly.
Because the room’s small, the layout does most of the work. We spend the time on that first, and it’s what makes a compact ensuite feel bigger than it is.
Layout and design
The options worth deciding early
Four decisions shape an ensuite, and all four are cheaper to settle on paper than on site. These are the ones we talk through on the first visit.
The door
A swing door eats floor you can’t spare. A cavity slider that disappears into the wall gives it back, and it’s usually the single best change you can make in an ensuite.
Where the shower goes
The shower, the vanity, the mirror and the rail all want the same short wall. Deciding which one moves is the whole design, and it’s far cheaper to move it on paper.
The shared wall
An ensuite backs onto a bedroom, so we insulate that wall and wrap the pipes while it’s open. It’s a small line on the quote and you notice it every night.
Ventilation
A small room and a hot shower need somewhere for the steam to go. The fan gets sized for the room and ducted outside, so it dries out properly between showers.
Finishes and fixtures
What people choose for an ensuite
The finishes here are doing double duty, because they have to look right and open the space up. These are the ones we fit most often.
Tile
Large format, or classic subway
Large format means fewer grout lines, so the room reads as one calm surface. Subway is the one that never dates.
Vanity
Wall hung, slim depth
Wall hung keeps the floor clear, and a slimmer depth buys back walking room without losing much storage. It’s the change people notice first.
Screen
Frameless glass
Frameless lets the eye run through to the back wall, which a framed screen stops. It makes more difference than any tile choice.
Tapware
Chrome, brushed nickel or matt black
Chrome and brushed nickel both wear well. Matt black is the one people ask for most when they want something sharper.
Storage
A recessed niche, and a mirror cabinet
A niche built into the wall keeps bottles off the floor without taking any space, and a mirror cabinet does the same job above the vanity.

- 01
A conversation
A quick call about the ensuite, what isn’t working about it now, and roughly what you’re hoping to spend.
- 02
On-site assessment
We come out and look at the real room, not the plan. Which way the door swings and where the wet wall sits decide what’s possible in a space this size.
- 03
Design and selections
We help you plan the layout and choose your tiles, tapware and vanity. In a small room the layout does most of the work, so this is where the time goes.
- 04
Written quote and contract
Once we’ve agreed on the scope, you’ll get a detailed written quote and a signed contract before any work starts.
- 05
The build
Strip out, plumbing and electrical, waterproofing, tiling and fit-off, managed by us and done by the same licensed trades we use on every job. We protect the bedroom on the way through.
- 06
Handover
We walk you through your finished ensuite and make sure you’re happy with every detail.

Pricing
What affects the price
An ensuite is smaller than a main bathroom and it is not cheaper in proportion, because a lot of the cost does not shrink with the room. These are the things that make the biggest difference to the price.
Keeps it down
Keeping the layout. If the toilet, vanity and shower stay where they are, the plumbing stays simple, and that is the biggest saving.
A concrete floor in good order. Nothing to put right first, so the new floor goes straight in.
Keeping the door you have. A sliding door gives you back floor space, and it is a much bigger job than rehanging the door you already have.
Pushes it up
Moving the toilet. It has to connect back to the main drain, and in a small room there is rarely a spare direction for it to go.
A sliding door. It gives you back the floor the door was taking up, and it means rebuilding the wall it slides into.
Tiling to the ceiling. It looks wonderful in a small room, and it is more work than stopping partway up.
An older timber floor. Anything that needs putting right is dealt with first, and we’ll show you and price it before we do it.
Whether the layout can stay where it is, is the biggest question, and we answer it on the first visit.
